Cracks, sticking doors, sloping floors? We’ll tell you what it actually is.
Not every crack is a crisis, and not every quote is honest. We inspect your foundation, measure what’s moving, and give you a plain-English report. If repair is needed, we scope it to the actual problem — not the biggest ticket we could sell. Free inspection, no pressure.

Four signs your foundation deserves a real look.
If any of these sound familiar, book a free inspection. Most of what people worry about turns out to be cosmetic or drainage-driven — but you shouldn’t have to guess.
Cracks in walls or brick
Stair-step cracks in brick, diagonal cracks over doorways, or horizontal cracks in a basement wall each mean something different. We can tell you which.
Doors and windows sticking
Doors that used to close fine and now drag, or windows that won't latch — usually the frame moving with the foundation, not the door itself.
Sloping or bouncy floors
A marble that rolls, a floor that dips toward one wall, or a bouncy spot in a hallway — signs of joist, pier, or slab movement underneath.
Water, wet crawlspace, drainage
Water pooling against the house, a musty crawlspace, or gutters dumping at the foundation — the upstream cause of most foundation failures we see.
Inspect first. Explain in plain English. Only fix what needs fixing.
Most foundation companies sell a repair on the first visit. We don’t. The inspection is the product — the repair only happens when the measurements say it should.
1. On-site inspection
We come out, walk the whole house inside and outside, take elevation measurements, and photograph what we find. Usually 45–75 minutes.
2. Plain-English report
You get a written report with what we saw, what it means, and whether it needs repair now, monitoring, or nothing at all. No jargon, no fear.
3. Only repair what needs it
If repair is warranted, the scope matches the actual failure — not the biggest ticket we could sell. Most inspections end without a quote.
Four repair categories, one honest inspection.
Every foundation problem we see falls into one of these four buckets — and roughly a third of the time, it’s drainage, not structure.
Slab repair
Cracked or settling monolithic slabs — the standard modern build failure.
Pier & beam
Shimming, sistering, and helical piers under crawlspace homes.
House leveling
Elevation surveys and staged lifts to bring floors back within tolerance.
Drainage & grading
Regrading, gutters, French drains — the fix that prevents the next crack.
Most of our work is undoing bad quotes.
A hairline crack over a doorway is not a $22,000 pier job. A damp crawlspace is not a reason to replace a foundation. When we measure, most homes come back within tolerance — and when they don’t, the fix is narrower than the first company said.
