The Cumberland / Battery area has been graded and filled repeatedly since the 1980s, and while compaction has generally been good, any structural work there deserves an elevation survey first.

The 1960s and 1970s ranches through the Smyrna Heights, Argyle, and Belmont Hills area were built with shallow footings on Piedmont clay and are now 55–65 years old. What people call 'sudden' settlement is usually a cumulative drought effect — 2007, 2016, and the 2023–2024 dry stretch each removed a bit more support until a threshold got crossed. It looks sudden. It isn't.
I'm in a townhome near The Battery. Is that on old landfill?+
No — that's the persistent urban legend. The Battery / Cumberland core sits on Piedmont clay and saprolite, not landfill. What is true: much of the area was regraded during the 1980s I-285 / I-75 interchange build-out and again for the stadium in 2015. Fill from that era is generally well-compacted, but any townhome built on it deserves an elevation survey before you buy or before a renovation.
Vinings-side homes on the ridge — is the slope the issue?+
The slope's a factor but it's rarely the cause. On the Vinings ridge and along Paces Ferry, drainage is the driver. Older Vinings homes have downspouts that dump against the foundation, and clay-heavy grading holds water at the uphill wall for days after a storm. Regrading and gutter extensions solve most of what shows up as 'foundation movement' on that ridge.
