No, and it's not close. North Fulton (Alpharetta, Roswell, Milton, Johns Creek, Sandy Springs) is dominated by 1985–2005 subdivisions on cut-and-fill lots — the failure pattern is differential settlement where the fill side drops away from the cut side. South Fulton (East Point, College Park, Hapeville, Union City) is older: 1920s–1950s bungalows and 1940s brick ranches on native clay, where failures are joist sag, mortar deterioration, and crawlspace moisture more than structural underpinning. Two different service lines under one county.

My Alpharetta home is only 20 years old. Why is it moving already?

Because the lot was almost certainly cut-and-fill in the late 1990s or early 2000s and the fill side is now consolidating under decades of house weight and moisture cycling. Windward, Seven Oaks, and much of the GA-400 corridor above Old Milton were built on aggressive grading. When compaction was to spec, homes are fine at 25 years. When it wasn't — and quality varied lot to lot — you see settlement showing up right around now.

How does Chattahoochee proximity affect Sandy Springs and Roswell homes?

Bluff and floodplain lots along the river behave differently from ridge lots. Homes on the Sandy Springs bluffs (Riverside, Powers Ferry) get drainage-driven differential moisture where the downhill side stays saturated. Roswell's Martins Landing and Chattahoochee River Club crawlspaces have chronic vapor issues from perched water tables. Neither is a slab-settlement problem — both are water problems, and fixing the water fixes 70%+ of what looks like foundation movement.

What does Fulton County require for a permit on foundation repair?

The City of Atlanta, City of Sandy Springs, City of Roswell, City of Alpharetta, and unincorporated Fulton each have their own permitting desks — and they don't handle it the same way. Any structural underpinning (helical or push piers) needs a permit and a stamped engineer letter everywhere in Fulton. Drainage, grading, and crack injection generally do not.
