Foundation Repair in Alpharetta, GA
We work Alpharetta the way a local plumber works Alpharetta — one neighborhood at a time. Windward and Seven Oaks fill-settlement. Crabapple and Milton-line new builds. Rivermont's wooded lots off the Chattahoochee. The failure patterns are different in each, and this page tells you what we actually see.

Windward, Crabapple, Rivermont, and the Big Creek corridor.
Most of our Alpharetta calls come from three pockets. Windward, Seven Oaks, and the Preston Ridge / GA-400 corridor — 1990s and early-2000s cut-and-fill subdivisions where soft fill under the garage side has quietly settled for two decades. Crabapple, Milton-line, and Birmingham Highway — newer 2015+ builds where the first hard drought exposed weak fill pockets. Rivermont, Martins Landing edge, and Ocee — older wooded lots near the Chattahoochee where mature tree roots and drainage do more damage than the soil ever did on its own.
Piedmont red clay over 4–8 ft of engineered fill.
Alpharetta sits at roughly 1,050 ft on the Piedmont plateau. Native soil is the same Cecil and Madison red clay you find across North Fulton, but almost every subdivision built after 1990 was cut into hillside and filled — sometimes 8 ft or more of fill on the downhill side of the house. Fill compaction from that era is inconsistent, and after 20+ years of wet-winter / dry-summer cycling, the softer pockets consolidate. That's why Alpharetta cracks are almost always on one corner or one wall of the house, not distributed.
1990s two-stories, 2015+ builder-boom homes, older Rivermont ranches.
Alpharetta's dominant stock is the 1990s–early 2000s two-story on a monolithic slab or short crawlspace — Windward, Seven Oaks, Medlock Bridge, and Country Club of the South. The 2015–2019 wave (Crabapple, Milton line, Halcyon-adjacent) added tight-lot slab construction on newer fill. Rivermont and Martins Landing bring the older 1980s ranches on wooded lots where trees are as much a factor as soil.

Questions we actually get from Alpharetta homeowners.
Why do so many Alpharetta homes near Windward have foundation cracks?+
Most of Windward, Seven Oaks, and the Big Creek corridor was built on cut-and-fill lots in the 1990s and early 2000s. Where the fill wasn't fully compacted — and back then compaction testing was inconsistent — the house settles into the softer downhill side over 15–25 years. That's why you see the same diagonal drywall cracks over garage headers across whole streets in Windward.
My Crabapple / Milton-line home is only 8 years old. Should the foundation already be moving?+
It shouldn't, but it does more than the builder warranty world admits. Newer North Fulton subdivisions off Birmingham Highway and along Freemanville were often built out fast during the 2015–2019 boom on graded lots with 4–8 ft of engineered fill. The first serious drought cycle after construction (2016 and 2019 hit hard) exposes any weak fill pocket. Small crack? Monitor. Sticking doors on one corner only? Get it measured.
I'm on a wooded lot near the Chattahoochee. Is trees the problem?+
Often, yes. Mature oaks and poplars in Alpharetta's older neighborhoods (Rivermont, Martins Landing edge, Ocee) pull thousands of gallons out of the clay in July and August. Roots within 15–20 ft of the footing dry that side of the house faster than the shaded side. The fix is rarely tree removal — it's root barriers plus a soaker line to keep moisture even.
How much does foundation repair in Alpharetta typically cost?+
For a North Fulton home the honest range is $2,800 for drainage-and-monitoring on a healthy newer build, up to $22,000–$28,000 for a full helical pier lift on a settled 1990s cut-and-fill house. Most Alpharetta inspections we run don't end in a piering recommendation — the fill is usually salvageable with grading and gutter work.
