Foundation Repair in DeKalb County, GA

DeKalb is the oldest housing stock in metro Atlanta, and it's the county where 'foundation repair' most often means crawlspace and joist work rather than structural underpinning. Decatur's 1920s bungalows, Brookhaven's historic brick, Dunwoody's 1970s ranches, and the granite-adjacent stock out toward Stone Mountain all fail differently. This is the DeKalb hub — every city we cover has its own page.

The DeKalb County picture

Intown bungalows, mid-century ranches, and granite-adjacent slopes.

Our DeKalb work is dominated by three eras. 1915–1940 bungalows in Decatur (Oakhurst, MAK, Winnona Park) and Avondale Estates, where 100-year-old crawlspaces are the actual problem. 1950s–1970s ranches across Dunwoody, Chamblee, Doraville, and Tucker on shallow slabs and short crawls. And eastern DeKalb toward Stone Mountain and Redan, where the granite pluton sits close to the surface and creates hard-spot / soft-spot differential settlement no other county in metro Atlanta has.

Soil & geology

Cecil clay, then granite as you head east.

Most of DeKalb is 3–6 ft of Cecil red clay over saprolite — same as Fulton. What's unique: eastern DeKalb from Stone Mountain through Redan sits on the exposed Stone Mountain pluton, with granite sometimes within 3–5 ft of the surface. That creates a differential-support pattern you don't see elsewhere in metro Atlanta.

Housing stock

1920s bungalows, 1950s–70s ranches, historic districts.

DeKalb has the oldest average housing stock in metro Atlanta. Decatur bungalows, Avondale Estates Tudors, and Kirkwood-adjacent pre-war brick dominate the intown side. Dunwoody, Chamblee, Doraville, and Tucker add the mid-century ranch belt. Structural expectations vary by 40 years within the same county.

Failure pattern

Crawlspace and moisture, not slab settlement.

On DeKalb bungalows and mid-century ranches, 60–70% of what looks like foundation movement is actually joist sag, vapor issues, or pier deterioration in the crawlspace. Structural underpinning is the exception, not the rule. Fixing water and wood almost always precedes piering.

DeKalb County FAQs

Questions we get from DeKalb County homeowners.

Why do so many DeKalb bungalows have foundation problems?

Because they're 90–100 years old on original brick or stone piers, and the crawlspaces have been wet for most of that time. Decatur's Oakhurst, MAK, and Winnona Park bungalows, Avondale Estates' Tudor-revival historic district, and Kirkwood-adjacent DeKalb pockets were built 1915–1940 with almost no vapor barrier and undersized piers. The 'foundation' fix on these is usually 70% crawlspace and joist work — sistering, vapor barrier, pier replacement — and 30% or less structural underpinning.

Is Stone Mountain granite really under my house?

In parts of eastern DeKalb — Stone Mountain, Redan, parts of Lithonia — yes, the granite pluton is close to the surface, sometimes within 3–5 ft. That creates an unusual failure pattern: instead of clay-driven uniform settlement, you get 'hard-spot / soft-spot' differential where the house sits partly on rock and partly on residual soil. The fix is often localized pier work on the soft side rather than perimeter underpinning.

Does the DeKalb tree ordinance affect foundation work?

Yes, in a way most contractors don't warn you about. DeKalb County (and the City of Decatur separately) protects specified species and diameters, and any excavation for pier installation or drainage within a protected tree's critical root zone requires an arborist review. Cutting root mass without one triggers a fine and stop-work. We coordinate the arborist review as part of any scope where trees are near the work — it's routine here in a way it isn't in Cobb or Gwinnett.

How much does foundation repair cost in DeKalb County?

DeKalb runs cheaper than Cobb or Fulton on average because more of what we do is crawlspace and drainage rather than structural. Typical range: $2,500–$4,000 for vapor barrier plus sistered joists on a Decatur bungalow; $6,000–$12,000 for helical piers on a settled corner in Dunwoody or Brookhaven; $15,000–$22,000 for larger perimeter work. Historic-district homes near Decatur Square can run higher due to material-match requirements.
