Pier & Beam Repair
Bouncy floors, gaps at baseboards, doors that stick in summer and swing free in winter — classic signs a pier and beam foundation is moving. We reset piers, sister joists, replace rotted sill beams, and re-level from the crawl space up.

What pier and beam repair actually is.
A pier and beam foundation is a network of masonry or concrete piers holding up wooden girders, floor joists, and the subfloor above. In metro Atlanta — especially in older Marietta, Decatur, East Point, Kirkwood, and Sandy Springs neighborhoods — this is the dominant foundation type for anything built before the 1970s.
When the system fails, it's rarely dramatic. Piers settle unevenly, sill beams rot from moisture, joists sag, and floors go out of level a little at a time. Pier and beam repair works from the crawl space: we re-support the load with new concrete or steel piers, sister or replace joists, swap rotted beams, and shim the whole system back to level.

Signs your pier and beam foundation needs help
- Floors that bounce, deflect, or slope noticeably across a room
- Gaps between hardwood floors and baseboards
- Doors that stick seasonally or scrape the top of the frame
- Musty smell, standing water, or visible mold in the crawl space
- Rotted sill beams or joists visible from the crawl-space access
- Piers that are visibly cracked, leaning, or crumbling
How we repair pier and beam foundations
New Piers & Girders
We add or replace concrete or steel piers where the original system is undersized or has failed, then re-support girders.
Joist Sistering & Replacement
Sagging or rotted joists get sistered with new lumber or fully replaced — floors go back to flat.
Sill Beam Replacement
Rot at the sill is common in humid Georgia. We cut out failed sections and splice in pressure-treated replacements.
Crawl-Space Moisture Control
Vapor barrier, drainage, and — where it makes sense — full encapsulation to stop the cycle that caused the failure.

Common questions about pier & beam repair.
How do I know if I have a pier and beam foundation?+
If your home has a crawl space you can access from outside — usually with a vented door or brick lattice — it's almost certainly pier and beam. Most Atlanta homes built before the 1970s, and many in Marietta, Decatur, East Point, and Kirkwood, are pier and beam.
What does pier and beam repair cost in the Atlanta area?+
Localized repairs (a few sistered joists, one or two failing piers, some shimming) often run $1,500–$5,000. Full crawl-space re-support with new piers, girders, and moisture control can range $8,000–$25,000+ depending on square footage and access.
Can you fix bouncy or sloped floors without tearing out the floor?+
Yes — nearly always. We work from the crawl space: sister joists, add new piers and beams, and shim to bring the floor back to level. Interior finishes stay intact.
Do I need a vapor barrier or crawl-space encapsulation?+
In Atlanta's humidity, a proper vapor barrier is often the difference between a repair that lasts 5 years and one that lasts 30. We'll tell you honestly whether encapsulation is worth it for your home — sometimes a basic vapor barrier and drainage fix is enough.
