Foundation Repair in Cobb County, GA

Cobb County is not one foundation market. It's three. East Cobb's 1960s–1980s ranch belt, West Cobb's 1990s–2000s cut-and-fill two-stories, and the older ridge stock in Vinings and around Marietta Square each fail differently — and each needs a different fix. This is the Cobb hub. Every city we cover has its own page with local soil, housing stock, and failure-pattern detail.

The Cobb County picture

From East Cobb ranches to West Cobb two-stories to Marietta Square brick.

We work Cobb the way a plumber works Cobb — one city at a time. Marietta and Smyrna give us the highest volume: 1960s–1980s brick ranches on shallow footings that finally hit their limit. Kennesaw and West Cobb bring newer two-stories built on cut-and-fill lots where compaction quality varies by builder. The older ridge stock in Vinings and around historic Marietta Square is pier-and-beam brick that needs crawlspace and mortar work more than structural underpinning. Same county, three completely different playbooks.

Soil & geology

Cecil red clay over saprolite, 1,000–1,300 ft.

Cobb sits on the Piedmont plateau. Native soil is 3–8 ft of Cecil red clay (high plasticity index) over saprolite and decomposed granite. On the Kennesaw Mountain side, clay depth drops to 1–2 ft over rock, creating hard pin-points against soft spots — the classic diagonal-crack driver.

Housing stock

1965–1985 ranches, 1990s+ two-stories, historic brick.

East Cobb: shallow-footing brick ranches from Sprayberry through Walton. West Cobb: 1990s–2000s two-stories on graded lots. Historic Marietta Square: 1900–1930s pier-and-beam brick. Three different eras, three different repair scopes.

Failure pattern

Cumulative drought settlement, not sudden failure.

The 2007, 2016, and 2023–24 droughts each shrank the clay away from footings. What homeowners call 'sudden' cracking is usually 15+ years of stored movement finally crossing a threshold. Drainage and grading fix a surprising share of it before piering is on the table.

Cobb County FAQs

Questions we get from Cobb County homeowners.

Why does Cobb County have so many foundation problems?

Two overlapping reasons. First, most of the East Cobb ranch belt and West Cobb subdivisions were built between 1965 and 2000 on shallow footings poured directly into Cecil red clay — a high-plasticity Piedmont clay that swells and shrinks with every wet-dry cycle. Second, Cobb sits at 1,000–1,300 ft on the plateau edge, which means faster runoff and thinner topsoil over saprolite than intown Atlanta. After 40+ years and repeated droughts (2007, 2016, 2023–24), the cumulative movement finally shows up as cracks. It's not sudden — it's overdue.

Are East Cobb and West Cobb really different for foundations?

Yes, distinctly. East Cobb (Sprayberry, Sope Creek, Indian Hills, Walton feeder) is dominated by 1965–1985 ranches on shallow slabs — the failure pattern is uniform clay settlement, diagonal cracks over doorways. West Cobb (Barrett Parkway, Stilesboro, Legacy Park) is 1990s–2000s two-stories on cut-and-fill lots, where the failure pattern is differential settlement between the cut side and the fill side of the same house. Same county, different repair.

Do I need a permit for foundation repair in Cobb County?

For interior crack injection, drainage, or grading — no. For helical piers, push piers, or any structural underpinning that changes the load path, yes — Cobb County Development & Inspections requires a permit, and the work needs a stamped engineer's letter. We handle the permit and engineer coordination as part of any structural scope. If a contractor quotes structural piering without mentioning a permit, that's a red flag.

How much does foundation repair cost in Cobb County?

Honest Cobb range: $2,800–$4,500 for drainage-only or crack-injection work on a healthy home; $8,000–$14,000 for a corner or partial-perimeter helical pier lift; $18,000–$28,000 for full perimeter underpinning on a badly settled East Cobb ranch or West Cobb two-story with fill issues. Most inspections we run end with monitoring recommended, not repair.
