My Legacy Park home is only 20 years old and already cracking. Why?

Legacy Park and most of the Kennesaw west-of-town buildout (Stilesboro, Barrett Parkway corridor) went up between 1998 and 2008 on cut-and-fill lots at the base of the Kennesaw Mountain foothills. The fill came from grading the higher ground, which means the downhill side of a lot of these homes sits on 6–10 ft of engineered fill. Twenty years is exactly when weak-compaction pockets finish consolidating. Diagonal cracks over garage headers are the classic signature.

I'm on the Kennesaw Mountain side. Is decomposed granite better or worse than clay?

Different. Decomposed granite drains fast and doesn't swell — that's the good news. The bad news is thin topsoil (1–2 ft) over granite means any soft pocket next to a hard granite pin-point creates severe differential movement. Kennesaw Mountain foothill homes rarely have whole-house settlement; they have one-corner settlement over a soft spot, which piering handles well.

The historic downtown Kennesaw homes on Main Street — do you work on those?

Yes. Most of the downtown Kennesaw stock (Depot area, Cherokee Street) is 1900–1940s pier-and-beam or brick perimeter. Crawlspace-first approach: vapor barrier, sistered joists, moisture control before any exterior structural work. These homes were built well; they mostly need maintenance, not surgery.
