Most Gwinnett homes were built between 1985 and 2005 during the metro's biggest single subdivision wave. Duluth, Suwanee, Snellville, Sugar Hill, and Buford all built out on cut-and-fill grading of Cecil red clay and Brushy Fork drainage soils. Older pockets exist in Historic Norcross and around the Lawrenceville Square — pre-war brick and bungalow, more like DeKalb than the rest of Gwinnett. The result: two very different service scopes in one county, weighted heavily toward the newer stock.

Gwinnett is Piedmont plateau — Cecil red clay over saprolite through most of the county. The Brushy Fork drainage basin (Snellville and eastern Gwinnett) adds a slower-draining clay that holds water against footings longer than the western half. North Gwinnett toward Lanier has steeper topography and thinner topsoil over decomposed granite.

Why is Gwinnett so different from Cobb or DeKalb for foundations?

Gwinnett grew later. While Cobb was building its ranch belt in the 1960s–70s and DeKalb had already filled in with pre-war bungalows, most of Gwinnett is post-1985 — huge subdivision waves through Duluth, Suwanee, Snellville, and Sugar Hill in the 1990s and 2000s. That means the dominant failure pattern here is not clay-aged ranch settlement, it's fill-side consolidation and drainage failure on 20–35-year-old two-stories. The soil is the same Piedmont clay; the housing is just younger, so it fails on a different clock.

Does Lake Lanier proximity affect foundations in North Gwinnett?

Not directly through the lake itself — Lanier's water level doesn't touch most home sites. But the topography around Buford, Sugar Hill, and northern Suwanee is steeper than the rest of Gwinnett, which means more cut-and-fill grading and more drainage-driven differential settlement. The 'lake proximity' effect on foundations is really a slope effect: runoff has more speed, gutter overflow does more damage, and downhill corners saturate faster.

My 1998 Snellville two-story has cracks. Is it defective?

Almost never a construction defect and almost always fill consolidation. Snellville, Grayson-adjacent Gwinnett, and much of the Highway 78 corridor was built through the 1990s on Brushy Fork drainage clay that was cut, filled, and compacted quickly during the subdivision boom. When compaction was to spec, homes are fine. When it wasn't — and quality was uneven builder-to-builder — you get 20–25-year settlement showing up right now on the fill side. It's not a defect. It's the clock running out.

Gwinnett range is similar to Cobb because the housing profile is comparable: $3,000–$4,500 for drainage-only work, $8,000–$14,000 for a corner or partial-perimeter helical pier lift on a 1990s two-story, and $18,000–$26,000 for full perimeter underpinning on a badly settled fill-side home.
